Terms and Conditions

Please read these terms and conditions carefully, as you will be bound by them as a contract with Dos Arcos Usana when making a reservation.


Here at Dos Arcos Usana, we are a young family providing bed and breakfast accommodation from our home. Our aim is to ensure you have the most enjoyable stay with us as possible. Therefore, we ask you to take care of our home as you would your own, extending that respect and consideration to all guests that are staying with us and our neighbors. 

By proceeding with a reservation, you will be deemed to have fully read and understood our terms and conditions as detailed below. These Terms and Conditions are for all bookings made direct with us through our own website or by phone. If you book through another booking medium T&C’s may differ.
 

Rates & Occupancy

Prices are per bedroom per night based on up to 4 people sharing, depending on the room type. All prices are clearly defined as single, double, triple, or quad occupancy accordingly.

Children up to the age of 3 stay for free. For children aged 4-12 there is and extra fee of 5€ per night per child. Above the age of 12 the child carries the same charge as an adult.

Extra adults (where applicable) are an extra 10€ per night per adult
 

Payment

To make a reservation with Dos Arcos Usana, a valid credit card is required as a guarantee. Upon making a reservation Dos Arcos Usana will check the card is valid by applying a pre-authorization charge of 1€. The remaining sum will be due in full at check-in on the day of arrival. Payments can be made by cash, credit card or Bizum. 
 

Arrival / Departure

Check-in to your room is available from 16:00 to 19:00 OR 20:00 to 23:00. As we are a small business we do not have a 24-hour reception. If you will arrive later than 23:00 we ask that you inform us so we can make alternative arrangements. Check-out of the room is by 11:00. Due to COVID-19 restrictions, we are unable to offer a late-checkout service. 


Cancellations

Cancellation requests must be made directly by email to info@dosarcosusana.com

As Dos Arcos Usana is a small business, you will understand that cancellations have a significant impact on us. We have therefore adopted a cancellation policy that ensures our B&B remains viable as a business and remains open for guests to enjoy in the future.

  • If a booking is cancelled more than 5 days before arrival, no fee will be charged.
  • If a booking is cancelled less than 5 days before arrival, one nights stay will be charged. HOWEVER…..
  • If a booking is cancelled less than 48 hours before arrival or if the booking party fails to arrive for their stay, a minimum of one nights stay or 50% of the total reservation will be charged (whichever is greater).
  • When booking 2 or more rooms, no charge will be made if the reservation is cancelled more than 10 days prior to arrival. Less than 10 days prior to arrival the total sum of one nights stay will be charged. If you cancel less than 5 days prior to arrival a minimum of one nights stay or 50% of the total reservation will be charged (whichever is greater)..

Notification of cancelling must be by email to info@dosarcosusana.com. We will acknowledge receipt of your cancellation in return. Please do not consider your booking cancelled until you receive our confirmation. Notwithstanding the above, we may at our discretion offer a credit for a future stay at Dos Arcos Usana even when no refund is due.

Cancellations due to COVID-19

Dos Arcos Usana classifies the COVID-19 virus, as a Force Majeure event, as such we have implemented a specific cancelation policy in response. 

Should we (the owners of Dos Arcos Usana) need to self-isolate, any reservations in the set period will be canceled and a full refund or credit for a future stay at Dos Arcos Usana will be offered. We will notify you of any such event as soon as possible (please see ‘Cancellation of your reservation by Dos Arcos Usana’ section below).

Should a guest, or any member of their party need to self-isolate/quarantine and need to cancel their stay at Dos Arcos Usana, then a credit for future stay at Dos Arcos Usana will be offered. Should you be unable to redeem your credit within 6 months we will offer a full refund. Dos Arcos Usana’s financial liability would not extend beyond the refund of the accommodation.
 

Force Majeure

Dos Arcos Usana accepts no liability and will not pay compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a consequence of force majeure, or any circumstances beyond our reasonable control. A non-exhaustive list of examples includes, fire, explosion, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism or failure of electric power, gas, water, or other utility services, machinery, computers, internet, vehicles or any collapse of building structures.
 

Cancellation of your reservation by Dos Arcos Usana

Your reservation at Dos Arcos Usana will only be cancelled by us in exceptional and unforeseen circumstances. In the event we need to cancel your reservation you will be notified as soon as practicably possible, and we will endeavor to suggest alternative accommodation options in the local area. All monies paid by you would be refunded, but Dos Arcos Usana’s financial liability would not extend beyond a refund of your accommodation.
 

Pets / Animals at Dos Arcos Usana

We do not allow pets at Dos Arcos Usana.

We do however have a cat (Kishta). The cat is not allowed into guest’s rooms, and we ask that she not be invited into the rooms. Kishta is allowed to roam in the common areas at Dos Arcos Usana. If you have an allergy to cats or any associated allergies, we ask that you bring appropriate medication with you in case of an allergic reaction. 
 

Service Animals

Dos Arcos Usana does accept service animals. We do not charge an additional cleaning fee for guests who have service animals. However, if a guest’s service animal causes damages to the guest’s rooms or to any of Dos Arcos Usana’s common areas, we will charge the same fee for damages as charged to other guests. We do not accept emotional support, therapy, comfort, or companion animals.
 

Non Residents 

We operate a strict policy on non-resident guests. Under no circumstances will any person(s), not accepted by us as paying guests, be permitted to join you either in your room or in the public areas in Dos Arcos Usana as this person(s) will not be covered by our Public Liability Insurance. 
 

Liability 

We do not accept any liability for damage, loss, consequential loss, or personal injury to any member of your party, their vehicles, or possessions whilst at Dos Arcos Usana unless proven to be due to negligence of Dos Arcos Usana proprietors or staff: in such case, our total liability to you would be limited to the value of the booking, and in no circumstances would be extended to any indirect or special damages.
 

Outdoor Equipment 

Large items of outdoor equipment are not permitted in the guest bedrooms. At Dos Arcos Usana we have a large equipment storage area available to store everything you need safely and securely. 
 

Damages and Breakages 

Please take care when staying at Dos Arcos Usana, our home. All of the fixtures and fittings are our personal possessions and we ask that you respect them. 


Please report any damage or breakages to us as soon as possible. We don’t normally charge for minor breakages, however, any damage or staining to bed linen, carpets, furniture, or soft furnishings may be liable to a cleaning, repair, or replacement charge. You are responsible for any damage or loss caused to us or our property by your act, omission, default, or neglect and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss.

All damages and breakages must be paid for before your departure. If you depart and do not notify us of any damages your credit card will be charged retrospectively for these damages. If we find that a room requires excessive cleaning after you have departed, we reserve the right to make a charge to cover the additional cleaning time required.
 

Lost Key

In the event that you lose the keys given to you while staying with us, a charge will be made to cover replacement of the front door lock. A new lock must be fitted to the main door to ensure the security of Dos Arcos Usana.
 

Smoking 

We operate a strict no smoking and no vaping policy throughout the interior of the building. Smoking is only permitted in Dos Arcos Usana’s designated smoking area, the terrace.

Privacy Policy 

Dos Arcos Usana respects your right to privacy and complies with all obligations under the EU General Data Protection Regulation 2018 (GDPR). We are committed to protecting any personal data that we collect. Our Privacy Policy enables you to understand what personal information is collected, how and when we might use or share your information, and how you can correct any inaccuracies in the information. Our Privacy Policy also explains our online information practices and the choices you can make about the way your information is collected and used.  By using our services, you agree to the use, collection and disclosure of the data that we collect in accordance with this Privacy Policy.
